Core Strategies for Saving Labor Costs with Movable Soundproof Partitions (Part 1)

A Guide to Cost Reduction Throughout the Design and Construction Management Process

The cost of labor for soundproofing movable partitions comprise between 20% and 25% of the project's total cost. The reduction in cost is accomplished through four routes which include standardized layout, modular construction advanced tools and management. This analysis concentrates on specific management and technical strategies, offering viable options.

I. Design Optimization: Reducing On-Site Processing and Adjustment

1. Standardized Modular Design
The challenge: Customized partitions not in the standard format need cutting and drilling on site and a longer labor time.
Solution:
Size Standardization: Set the width of partitions according to standard specifications like 600/900/1200mm and the heights increase in increments of 300mm (e.g. 3000/3300/3600mm) to reduce the need for cutting.
Interface Universalization: Normize the specifications for tracks, keels as well as connectors (e.g. by using the universal track system of the type 85) to ensure that the components are reused in different project types.

2. Pre-assembly Design
Problem: Assembly on-site of the frames and panels involves multiple workers and results in slow productivity.
Solution:
Factory Pre-assembly : Assemble the frame, panel as well as pulleys. to create semi-finished items at factories (e.g., "keel + panel" unit). The assembly on-site only involves connecting the track and the unit.
Quick-connectors: Choose snap-on connectors that bolt on (e.g. spring pins or self-tapping screws) using a single-point connection time of less than 5 seconds.

II. Modular Construction: Simplified Process and Skill Reuse

1. Segmented Installation Method
Problem: Large partitions need many people to carry them. This poses high security risk and cost for labor.
Solution:
Ground Segmented Assembly Split the segment into three to four meters tall unit segments. Put the frames, panels and strip of sealing on the ground. Finally, move the whole unit up onto the track with the lift platform hydraulically powered.
Single Person Operation Model: Set up lightweight pulleys (single partition weight > 150kg) that allow a single individual to pull the top partition.

2. Coordination of Cross-Construction Work
Challenge: Partition installation often overlaps with decoration and mechanical/electrical work, leading to work stoppages due to material shortages or rework.
Solution:
BIM Collaboration Platform: Using BIM models to simulate collision points between partitions and mechanical/electrical pipelines and ceilings in advance optimizes the construction sequence.
Pre-processing: Embed tracks fixing elements at the wall surface prep step to ensure that they do not damage the final surface by drilling afterward.
